Pre-solicitation Notice:  Construction Contract for Tenant Improvements and Modernization in the Historic Federal Building in Anchorage, Alaska.The General Services Administration (GSA), Region 10 announces an opportunity for a construction contract for Tenant Improvements and Modernization  in the Historic Federal Building in Anchorage, Alaska.  NOTE: GSA PBS Region 10 will NOT be maintaining a manual list of interested vendors.  

In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.Entities are advised to familiarize themselves with the telecommunications prohibitions

Page 2 of 8 Project Goals • The Moses Lake RC tenant improvements project will aim to address the condition and mission capability of the facility through a combination of sustainment, restoration, and modernization work. • Alteration is estimated to be within ~3,830 SF area, while sustainment will occur throughout the 30,395 SF footprint. This project combines modernization and sustainment/restoration work.

Non-incumbent offerors must submit an estimated full-service rental rate per rentable square foot (RSF) for the full term, inclusive of a standard GSA ‘warm-lit shell’ (office area), a tenant improvement allowance (TIA) of $54.24/USF, and a BSAC Allowance of $25.00/USF;10b.

A total of six buildings will receive tenant improvements including space re-configuration, associated MEP adjustments, and upgrade and modernization of finishes. The renovations which are between 10,000 and 60,000 SF per building will involve complex logistics between build out and move of various court departments.
