The existing building sits on a 2 acres lot complete with municipal water, sewer, gas and hydro. The complex features
a small atrium front lunchroom with adjacent offices and washroom facilities at the front with the remaining area as open high ceiling ready for our proposed and future fit up opportunities. Scope of Work (Brief):It is Queen’s intent to hire a General Contractor to oversee the entire project, and provide supervision while work is ongoing at the site of the work. The project consists of the addition of an open second floor, exit stair, universal washroom and lab space fitup within a portion of the existing building at 92 Grant Timmins. The work required vibration control/mitigation achieved using isolated slabs below specialized equipment in three labs. This work also includes related upgrades to mechanical, electrical, and IT services to bring the building up to Queen’s University Standards. Scope of work will include but is not limited to: All architectural, mechanical, electrical, structural and related general contracting servicesfor the work in the area(s) delineated by the project design documents. Demolition of existing partitions and floor levelling within the area of work. Remove/ replace portions of the existing floor slab for new sanitary/ isolation slabs/ to add slope to drain in identified locations. Construction of a new comslab second floor system for future lab space and loadbearing steel stud support. New exit door, exterior light, and paved path to existing asphalt. Engineered design and erection of new steel exit stairs, guards and mezzanine guard. New steel and concrete equipment platform in TEM room complete with vibration isolation measures. New lab fitups, including lab grade plumbing fixtures, epoxy floors, lab benching and millwork. New universal washroom complete with dedicated voice line for assistance call intercom New rated service room enclosures (M, E, IT, Sprinkler) New doors, door hardware and junction boxes/ conduit required for door security items Roof repairs at new penetrations and curbs for roof-mounted equipment. Mechanical demolition is comprised of the removal of abandoned ductwork, unit heaters and piping (DW, natural gas, compressed air, etc). Installation of a four pipe fan coil system fed with fresh air from a make-up air unit complete with air valves, boilers and chillers. Provide three exhaust fume hoods with one capable of exhausting perchloric acid complete with associated exhaust fans on the roof. BAS controls for the system. Ductless split system for cooling in the winter months. New fire hose cabinets Involves process chilled water piping and compressed air piping. PEX is not accepted, only copper may be used for domestic water distribution. Contractor will have to carry sprinkler engineer for design (ie. head layout, hydraulic calculations, etc.). Provide electrical power for mechanical and laboratory equipment Provide a new transformer in the electrical room. Relocation of the existing transformer and 60 amp 3-pole breaker from chiller replacement project 136 Grant Timmins project. Rated plywood backboard for two(2) security system panels New meter c/w ethernet connection. Provide IT and security systems fitup New light fixtures and controls in the area of work Provide a new fire alarm panel Terminate all wiring for vibration sensitive labs at junction box and provide wiring in bx cables from JBs to the equipment and receptacles.
