"REQUEST FOR QUALIFICATIONS\nWindsor Chavis NOCO Community Complex\nConstruction Manager at Risk Services\n\nThe City of Greensboro is issuing a Request for Qualifications (RFQ) to solicit a Statement of Qualifications (SOQ)\nfrom contractors interested in the opportunity to submit a proposal to provide pre-construction and construction\nservices for the Windsor Chavis NOCO Community Complex project using the Construction Manager At-Risk\n(CM@R) method of project delivery. Included in the scope of services is collaboration with the design team during\nthe Design Development and Construction Document phase, development of a guaranteed maximum price (GMP)\nproposal, and, assuming successful negotiation of a GMP with the Owner, ultimately entering into a construction\nagreement for the construction of the Project. Responses to this RFQ will be evaluated to identify contractors with\nthe requisite experience, qualifications and resources to complete the Project successfully within an
agreed upon\nGMP in accordance with project requirements that will be specified by the Owner. The Owner reserves the right to amend the RFQ at any time and only\nthose contractors that have registered with the City of Greensboro Facilities Division will receive amendments.\n\nWindsor Chavis C itv Building;\n\nThe scope of the project is the construction of a new multi-story Recreation Center and Library (approximately\n64,000 sf) as indicated by architectural plans, designs and specifications on City owned property This construction\nshall include, but not be limited to, exterior grading, erosion control, all associated site and utility work, drainage,\nparking lot improvements and landscaping. The structure shall also include Telecom/Data, CCTV, Audio Visual,\nSecurity and Solar Panel amenities. Amenities typically associated with Libraries and Recreation Centers ie: Library\nshelving for Media, reading / Research rooms, Computer Stations, Basketball courts, Aquatic Areas to include\nswimming pool, water slide, break out rooms, Maker Spaces along with Community spaces.\n\nNOCO Park:\n\nThe scope of work for the Park will include: New Sports Field, Site Lighting, Concession Areas & Restrooms,\nwalking paths, Children's Play area. The existing walking tunnel under Gate City Blvd, will be updated reconstructed\nand widened as part of this scope of work as indicated by architectural plans, designs and specifications on City\n\nowned property. This construction shall include, but not be limited to, exterior grading, erosion control, all associated\nsite and utility work, drainage, parking lot improvements and landscaping.\n\nThe City of Greensboro reserves the right to reject any and all SOQs after the opening of SOQs but before award,\nor any SOQ, in whole or part, when it is in the best interest of the City of Greensboro.
