Bid Title:Real Estate Broker Services - Request for Proposals Category:Request for Proposals, RFP, RFQStatus:Open Description: CITY OF SHASTA LAKE – REQUEST FOR PROPOSALSREAL ESTATE BROKER SERVICES OVERVIEWThe City of Shasta Lake (referred to as the City) is inviting proposals from real estate brokers/firms for the sale or acquisition of real property on behalf of the City or within the incorporated boundaries of Shasta Lake. The purpose of this Request for Proposal (RFP) (download) is to engage a qualified broker/firm through a Professional Services Contract to provide real estate services as described in this document. SCOPE OF SERVICESThe chosen company must agree to enter into a contract with the City to offer the subsequent services, not limited to:Devising strategies for the sale of specific City-owned properties, including conducting an analysis of comparable properties.Creating promotional materials (both electronic and hard copies) to showcase the properties available for
sale. Distribute these materials to potential buyers through suitable media channels and provide regular reports on the outcomes to the City.Participating and coordinating tours of the available properties for potential buyers/sellers.Assessing offers from potential buyers/sellers and offering advice to the City during negotiation phases.Representing the City in negotiations with prospective buyers/sellers from the initial offer to the closing stage.Researching unlisted properties and contacting owners to gauge interest in selling.Coordinating the closing of real estate transactions.Managing all other standard activities and services associated with real estate transactions.Making presentations at public meetings when necessary.Demonstrating a willingness to think creatively and propose innovative marketing ideas tailored to local, regional, or national audiences for the specific properties available.PROPOSAL:Provide a cover letter indicating your interest in serving as the City’s real estate agent/firm to sell property described above. Information provided should include: Years in business, along with a description of your firm (including size, locations, number and nature of the professional staff to be assigned to this project) and a brief resume for each key personnel.Description of experience in the real estate field. A minimum of ten years of experience with proven effectiveness is required.Additional services offered.Fee schedule (valid for a minimum of three (3) years), including: Commission rate for listing and selling of properties.Other costs the City may anticipate related to the services to be provided.Reference list, including at least three applicable references. Include name, title and contact information for each reference, as well as a brief description of the specific services provided. REQUIREMENTSRespondents to the RFP shall meet the following qualifications:Must be properly licensed and in good standing with the State of California.Must have an excellent reputation in the local real estate community.Must be knowledgeable of the regional residential and commercial real estate market. The Applicant is responsible for ensuring that their proposal, however submitted, is received on time and at the location specified. To be considered, firms shall submit a complete response to the RFP in the form requested. Firms not responding to items requested in the RFP or indicating exceptions to such items may have their submittals rejected. The City of Shasta Lake reserves the right to reject any and all proposals, or any parts thereof, or to waive any informality or defect in any bid if it is in the best interest of the City of Shasta Lake. All proposals, plans, and other documents submitted shall become the property of the City of Shasta Lake. Responses to this RFP are considered public information and are subject to discovery under the California Records Act. SELECTION CRITERIASelection of a broker/firm shall be made based on the following criteria:Ability of the applicant to meet or exceed the requirements defined in the RFP (30 Points);Experience, qualifications and references (30 Points);Knowledge of local and regional real estate market (20 Points);Fee schedule (5 Points); andCompleteness of response to RFP as outlined in this solicitation (15 Points). Additional technical and/or cost information may be requested for clarification purposes but in no way changes the original proposal submitted. Interviews are optional and may or may not be conducted. If an interview is conducted, it is essential that the applicant’s personnel to be assigned to the work, as well as key representatives, be present at and participate in the interview. A recommendation of the selected applicant will be made to the Shasta Lake City Council. The selected applicant and City of Shasta Lake representatives will negotiate a mutually acceptable contract, with the negotiated contract being approved by the Shasta Lake City Council. The issuance of this RFP and receipt of proposals do not commit the City to award a contract. The City reserves the right to postpone the receipt date, accept or reject any or all proposals received in response to this RFP, negotiate with any of the brokers/firms submitting an RFP, or cancel all or part of this RFP.
