The project shall constitute full compensation for all labor, tools, equipment, materials and performing all operations in connection with providing, but not limited to, the new home, appliances (with the exception of appliances described under Additive Alternate 1), equipment, utility connections, foundations, stairs, boardwalk, site work and cleanup in accordance with the

specifications and drawings. Base Bid shall include all work necessary to complete the project except for the work described in additive alternates below. ADDITIVE ALTERNATE 1: This additive alternate shall include all work necessary to furnish and, construct and or install, all appliances and plumbing located within the bathroom and vanity including: Toyotomi Heater, Water Tank, Toilet, Shower, and Vanity Sink. The lump sum bid price for this additive alternate shall constitute full compensation for all labor, tools, equipment, materials and performing all operations in connection with providing the appliances listed above, in accordance with the specifications and drawings. ADDITIVE ALTERNATE 2: This additive alternate shall include all work necessary to furnish and construct approximately 105 linear feet of the wooden access boardwalk, connecting the portion of new boardwalk constructed under the Base Bid to the existing boardwalk, as shown in the plans. The lump sum bid price for this additive alternate shall constitute full compensation for all labor, tools, equipment, materials and performing all operations in connection with providing the portion of boardwalk, in accordance with the specifications and drawings. Contractor shall have experience with residential home construction. Owner anticipates that the Work’s total bid price will be approximately $575,000 – $625,000. The Project has an expected substantial completion date of 31 August 2024 and final completion date of 30 September 2024.
