50940 Proposal to Sell a Building and Lease Land at the Skagway Airport

In accordance with 17 AAC 45.710(e), the Alaska Department of Transportation & Public Facilities (DOT&PF) proposes to sell a building located on Lot 1, Block 1, (ADA-50940), at Skagway Airport by offering it for Publicly Advertised Sales Contract. Thereafter, DOT&PF proposes to enter into Lease ADA-50940 for Lot 1, Block 1, Skagway Airport, consisting of 18,437 square feet of land, for forty-five (45) years, to expire November 1, 2067. Authorized Uses: Passenger facility in support of Part 135 Air Taxi operations. Lease will also contain language requiring the successful purchaser to allow the public to use the restrooms and make the counters available to other aeronautical users. Annual Rent: $2,194.* DESCRIPTION OF PROPERTY: Skagway Airport Terminal Building, single-story airport terminal, post and beam structure with wood frame, built on a concrete slab foundation with a composition asphalt shingle roof, concrete board lap siding, steel framed windows, steel & glass entry doors. *

PROPOSED BUYER/LESSEE: Kalinin Aviation, LLC dba Alaska Seaplanes. * SALES TERMS: Per appraisal conducted October 10, 2021, the sale price is $300,000.00.A copy of the appraisal is available upon request. The Buyer will be required to enter into a Lease contract for aviation uses.
