services to the benefit of state employees working in, as well as visitors to, the Capitol Complex and Capitol Mall. c) Available Space:i) The current space is approximately 1,510 square feet of unfinished space.ii) The awarded vendor will be responsible for construction, finish out, and furnishing of the space prior to move-in.iii) Awarded vendor is anticipated to be open and ready to begin offering services within ninety (90) days of lease signing.d) Awarded Health Service Provider must accept ERS HealthSelect of Texas health insurance, used by Texas state employees, as “In-Network” during the full term of the Lease Agreement.e) Possible uses or services to be provided by awarded Health Service Provider:i) Health Clinicii) Primary Careiii) Walk-in Careiv) Health Screeningv) Wellness Checksvi) Vaccinationsvii) Other healthcare services providing benefit and value to state employees and visitors.2) LEASE TERM: The initial lease term shall be a minimum of a five (5) year primary term with a five (5) year mutually agreeable renewal option. Dependent on the cost and scope of the tenant finish out proposed, the State may elect to negotiate up to a ten (10) year primary term with no renewal option.
