Notice – Addendum 1 Project Name: Sheriff’s Office Training Center Storage Building IFB#: 026-44 October 13, 2023 An optional pre-bid meeting for IFB#: 026-44, Sheriff’s Office Training Center Storage Building, was held on October 5, 2023 at 10:00 AM at the Sheriff’s office training center located at 2684 Allen Creek Road in Gainesville, Georgia. The vendors in attendance asked the following questions and Hall County’s answers follow: Q: For grading & utilities, is the contractor only to provide an unstamped/non-permit site plan for the storage building/slab including water line, sanitary stub-up and power line to the meter? A: Yes. Q: Will a topography map be made available? A: Yes, if we can obtain an electronic copy. Q: Will suitable dirt be available on the site that can be used by the contractor for grading fill, if needed? A: Yes. Q: Will the underground sanitary line from the utility sink end at a stub-up outside the building on the left-hand side, looking at the front of the
building from the parking lot? A: Yes. Q: Is the underground water line to connect to the existing water vault located near the existing buildings? A: Yes Q: What is the size of the water line that is required and will there be any tap fees that need to be included? If tap fees are required, what is an allowance we should include in our bid? A: There are no tap fees. Since this is only to operate a utility sink, a 1” line should be sufficient, but we will defer to the contractor on this point. Q: Will the existing pavilion structure and roof be demolished by Hall County prior to construction, and is the intent to use the existing slab as a driveway to the new building? A: Yes, although we would like to see what additional cost might be incurred by having the contractor disassemble the structure for later use. Q: Will a 4” reinforced concrete slab be sufficient for the building? A: Yes. Q: What is the intended location and size of the steel man door, and is there any lock/deadbolt hardware desired? A: Left side of the building, looking at the front from the parking lot. 36”x80” with commercial deadbolt lock set. Q: Will the two (2) garage doors be manual operation? A: Yes. Q: The required PEMB roof insulation was not specified. Is it to be furnished in compliance with governing codes & standards? A: Yes. Q: Will 6” gutters & downspouts on the front and back of the building, ending in splash blocks, need to be added to the project? A: Yes. Q: Will an exhaust fan be needed as well? A: Yes, one (1) electric exhaust fan with exterior louver, to be located at one end of the building on the upper wall under the roof peak. Q: Can you provide an example of the commercial grade utility sink (Plastic or Stainless Steel) and sink fixture that is desired? A: Yes, please add a wall-pack light fixture to the front, between the roll-up doors. Q: Will a concrete driveway be needed? A: No, just dirt/gravel access. Q: Will you need any floor treatment or drains? A: No. Q: What type of sewer line will be required? A: To be determined at a later date with the winning vendor. Q: Will a wall be constructed between the building and the berm? A: No. Q: Will there be a ditch/trench drain between the building and the berm? A: No. Q: Will a heater or an air conditioner be required? A: No. Q: Do windows need to be installed? A: No. Q: Is a civil design needed? A: No, just a P&E plan. Q: What style of roof would you like? A: Peaked. Q: Will background checks be required for workers, since it is at the firing range? A: No. Q: What is the accessibility to the work site? A: Maintenance is on site at 5:30 AM to unlock the gates. The workers can work late if needed, as long as they lock the gate when they leave.
