Expressions of Interest Sought (Office Space)The United States of America, through the United States Coast Guard, is seeking to lease office space in New Orleans, Louisiana.The space must be contiguous, Class A or B space classification, and located in a professional environment. The building shall project a professional and aesthetically pleasing appearance, including an attractive front and entrance way. The Government requires office space yielding 3,500 square feet (ABOA)Minimum ABOA 3,200 square feet Maximum ABOA 3,500 square feet The lease term requirement is for one (1) year with four (4) option years. This space must be available for occupancy no later than August 1, 2020.Term: 5 YearsTermination: Thirty (30) daysThis site location must fall within the delineated area as shown on the attached pdf map.Responses must information on the the following requirements: - Building name and address of available space within building - Rent-able square feet available, and expected rental
rate per rentable square feet, - Fully Serviced Lease.- ANSI/BOMA office area- (ABOA) square feet to be offered and expected rental rate per ABOA square feet, fully serviced.(Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any).- Date of space availability- Building ownership information - Security (24/7 Access to the building)- Administrative space/offices for 9 personnel- Audio/visual screening room- Conference room for up to 14 people.- Forensic room for up to 6 workstations and 1 printer.- Interview room for up to 4 people.- Telecomm room for computer server and comms equipment- Cafeteria/Break room for visitors or lounge space.- Showers for Male/Female.- Locker rooms for Male/Female.- Lavoratories/sink for both male/female.- Proximity to public transportation.Parking for 9 personnel, 2 government vehicles and 2 guests. Amount of parking available on-site and its costs. (Include whether expected rental rate includes the costs of the required Government parking).The Government is considering alternative space if economically advantageous . In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to incur through relocating, such as physical move costs, replication of tenant improvements required. Information provided should reflect all of the requirements stated in the description and fall within the delineated area.
