This would be a 5 year lease beginning May 1, 2024. The lease will have the option of paying all at once or in 5 equal installments. Written and sealed bids maybe submitted to the Ward County Auditor/Treasurer, PO Box 5005, Minot, ND 58702-5005 and are due by 4:00 pm April 10th, 2024. Ward County reserves the right to refuse any and all bids. Proposed Lease AgreementAgricultural Land LeaseLease agreement entered into this _____day of April, 2024 between Ward County, a political subdivision of the State of North Dakota (lessor), PO Box 5005, Minot ND 58702-5005, and________________________ (Lessee). The Lessor rents and leases the lessee for agricultural purposes the following described property
consisting of 40 acres, more or less, of pasture land in Ward County, North Dakota, to-wit: SE1/4SE1/4, Section 29, Township 151 North, Range 84 West.The term of this lease shall be for 5 years, commencing on May 1, 2024 and ending on April 30, 2029. The Lessee agrees to pay to the Lessor the sum of $______ annual for the rental of the property on May 1 of each year. The annual payment is bases up the Lessee’s bid of $______ per acres that was accepted by Ward County Board of Commissioners on April 16, 2024.The Lessee’s use of the property is limited to agricultural purposes only and the lessee shall maintain the fencing of pasture land.The Lessor reserves for itself, its agents, successors, and assigns the right to enter upon the property at any reasonable time for the following purposes: Inspection of the property; exploration, drilling for oil and gas; and exploration and mining for gravel.The terms if this lease shall be binding upon the heirs, personal representatives, successors, and assigns of the Lessee and the successors and assigns of the Lessor.The relationship between the parties is strictly one of Lessor and Lessee and this lease shall not be deemed to give rise to a partnership relation between the parties. Neither party shall have the authority to bind the other party without that party’s express written consent.
