Land Sale and Development Main Street West Subdivision The Town of Grand Falls – Windsor (herein after referred to as the “Town”)
is located in Central Newfoundland and has experienced significant growth
in recent years. The Town has decided to provide more affordable
housing to some residents looking to construct smaller housing on smaller
lots. These residents could be retirees ready to downsize, to young
families starting out.
Originally the Town cleared the area and have sold some
lots, however,
Council felt that this development should be offered to a Developer so
Town forces can be utilized elsewhere.
The Town is the owner of property located on Main Street West and it is
zoned Single Unit Compact Residential Zone (RS-1) (Appendix “A”). We
will be accepting proposals for the development of this property to the
design completed by the Town of Grand Falls-Windsor Engineering
Department
2. Objectives
2.1 To enter into a subdivision agreement with an experienced
developer.
2.2 To provide residents an opportunity to construct affordable housing
on smaller lots.
3. Scope of Work
3.1 Developer must have an understanding of the Town’s Development
Regulations 2012 - 2022.
3.2 a) The Developer must complete the construction as per the
design by the Engineering Department provided in Appendix E.
b) Construction of the subdivision must be completed as per
the Subdivision Agreement in Appendix B. All lots must be to
grade prior to selling of the lot.
c) Subdivision may be completed in smaller phases upon
approval from the Director of Engineering and Works.
However, the first phase must be for odd #’s from 157 – 173.
This is required to address drainage issues along this section.
3.3 The Developer will be responsible for all site services.
All amendments to the associated notice, including amended documents, plans and specifications (where applicable), are issued by the originator of the notice. MERX asks you to contact the buying agency directly for these amendments. MERX stipulates that potential bidders may also be required to register with the buying authority as a bidder/plan taker.
