General Services Administration (GSA) seeks to lease the following space:  State: Colorado City: Colorado Springs Delineated Area: CBA Colorado Springs, CO Minimum Sq. Ft. (ABOA): 23,900 Maximum Sq. Ft. (ABOA): 23,900 Space Type: 12,000 SF Office and 12,000 SF Warehouse Parking Spaces (Total): 7 Parking Spaces (Surface): 7 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 7 (6 GOV vehicles, 1 truck and 2 20 ft trailers) Full Term: 10 years Firm Term: 5 years Option Term: One 5-year option Additional Requirements: -Space to be contiguous -No foreign companies in the building or  immediate next building  -Roll up door minimum 15 ft -Allow for 5-ton semi to access loading dock  with turning radius -One truck height dock is required -20 ft stack height in warehouse -Security fence within warehouse to separate  logistics area -Antenna yard of 100x100’ unobstructed  skyward view. Securable hard surface pad  outdoors for the antenna and to handle up to  30K lbs. Enclosed within 8ft
chain link fence.Offered space must meet Government requirements for fire safety, accessibility,  seismic, and sustainability standards per the terms of the Lease. A fully serviced  lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications  prohibitions outlined under Section 889 of the FY19 National Defense  Authorization Act (NDAA), as implemented by the Federal Acquisition  Regulation (FAR). ).
