General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Colorado Springs Delineated Area: CBA Colorado Springs, CO Minimum Sq. Ft. (ABOA): 23,900 Maximum Sq. Ft. (ABOA): 23,900 Space Type: 12,000 SF Office and 12,000 SF Warehouse Parking Spaces (Total): 7 Parking Spaces (Surface): 7 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 7 (6 GOV vehicles, 1 truck and 2 20 ft trailers) Full Term: 10 years Firm Term: 5 years Option Term: One 5-year option Additional Requirements: -Space to be contiguous -No foreign companies in the building or immediate next building -Roll up door minimum 15 ft -Allow for 5-ton semi to access loading dock with turning radius -One truck height dock is required -20 ft stack height in warehouse -Security fence within warehouse to separate logistics area -Antenna yard of 100x100’ unobstructed skyward view. chain link fence.Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
