A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The United States Government is seeking flexed space, which can be used as office and maintenance/warehouse, approximately
4000 ABOA square feet (SF) in Vallejo, CA, close to Coast Guard Station Vallejo. The space will be used by the Coast Guard for boat maintenance and storage. The Government will use the information it receives in response to this advertisement to determine the amount of warehouse or alike space that is available to meet our needs, prior to issuance of the solicitation. If you have alternate space that is not a warehouse/mixed space, that you think would work for our requirement, please submit your alternative option for consideration. In making this determination, the Government will consider, among other things, the availability of space that potentially can satisfy the Government's requirements and the costs allocation for tenant improvements; more specifically the ability to meet our power and phone line requirements as shown below. Requirements: 1. Contractor to provide boat maintenance and storage facility capable of maneuvering and housing USCG 29 foot Response Boat with trailer (see attached drawing) including min. 16' high overhead door and separate entry/exit door. 2. The maintenance and storage facility to be between 4,000 and 5,000 sf including areas for tools, work benches, equipment storage and office use. The facility to provide min. 120V power, lights, fresh water connections and access to bathroom or portable toilet. 3. Contractor to provide 24/7 on-site security and access for Coast Guard Personnel and boat. 4. Contractor to provide Exclusive Real Estate Agreement with Terms and Conditions meeting federal regulations to be valid for 36 months. 5. The maintenance and storage facility to be located within close proximity to current Station Vallejo facility at 2 Harbor Way in Vallejo, CA. Please note the following: 1.
