The Landlord of the proposed subleased area is the University of Florida, with space listed for commercial retail or office use.
Space Details/Location: The Premises is Suite G-450, is approximately 2,200 SF± contiguous square feet, and located in the University of Florida Reitz Union on Main Campus. The location of the premises is within the heart of the Reitz Student Union Building, directly adjacent to a main entrance with access to
significant foot traffic exposure, proximity to other national chains such as Subway, Wells Fargo, Wendy’s, Pollo Tropical, Starbucks, Panda Express, Papa John’s, among others, in the area outlined in red as shown in the attached Exhibit “C”.Tenant Operation: Landlord is seeking a Tenant for Commercial Retail or Office use. Uses include but are not limited to: Phone/IT repair, eye/sunglass shop, nail salon, photography store, arts and crafts store, skincare/body waxing service, screen printing shop, tanning salon, travel agency, moped repair shop, car rental service, blood donation site, vitamin shop, botigue clothing/accessory store, etc. Stated Excluded uses: Food related users, bookstore, gambling, alcohol, and banking. Delineation of space:Currently an open space with concrete flooring. Timing:Occupany is desired by July 1st, 2021 Mandatory Space Tour Date:Landlord requires interest parties to tour the space on June 23rd, 2021 at 1:30pm. Any party submitting a proposal to this ITN must attend this meeting in person or have a qualified representiative attend on its behalf. All responses to this Invitation to Negotiate should include the following information:1. Name of the Tenant being proposed for occupancy2. Tenant’s proposed use for the space3. Date of occupancy4. Proposed term of the sublease. Landlord’s preference is for an initial five (5) year term 5. Proposed Base Rate with NNN Lease Structure6. Utilies shall be separately metered for the suite and shall be paid directly by Tenant7. Annual Base Rent Escalations: (IE – 5% annually) 8. Description of Tenant planned space improvements and alterations to the suite
