Online Q&A Online Q&A Yes Q&A Deadline 12/05/2023 5:00 PM (PST) Contact Information Contact Info Ronnie Rector 775-832-1267 rlr@ivgid.org Bids to Owner's Agent Description Scope of Services Incline Village General Improvement District (IVGID or District) is requesting competitive proposals for Design-Build services for the design and pre-construction services of the new Incline Beach House Project (Project). The construction phase services of the Project will be awarded once the design has been completed. The District’s RFQ is a competitive selection process, which will proceed in two phases. Phase 1 is the Prequalification Phase in the Design-Build Team (D-B Team) selection process. This phase consists of an objective scoring methodology to rank candidates of the D-B Teams. The Prequalification Phase will include the Prequalification Document submittal, the SOQ, of each D-B Team. The result of Phase 1 will be that only the three (3) top ranked D-B Teams will be selected to participate in Phase 2. Phase 2 is the Technical Proposal Phase of the selection process. The District will distribute the Technical Proposal Documents to those teams prequalified in Phase 1. The Technical Proposal Documents will be a detailed description of the District’s expectations for the Incline Beach House, including the Design and Performance Criteria, Programming, Site Design, Building Design, and Building Systems Criteria, Project Construction Cost Range, known site conditions and other pertinent project information. The Technical Proposals will also stipulate the minimum deliverables and level of detail required in the proposal submittals for consideration. Once the Technical Proposals have been delivered, the District will conduct a series of confidential interviews with the three (3) D-B Teams. The District and its review team will evaluate the Technical Proposals on their merits and conformance to the published performance standards. The proposal demonstrating its adherence to the Design and Performance criteria and overall presentation will be awarded the design-build contract for the Incline Beach House.
