Legal Services in Connection with Title Company

Description General Information/Brief Summary: The SCA anticipates awarding up to one requirements-type contracts (services to be ordered by the SCA on an “as required” basis) in the Not-To-Exceed (NTE) amount of up to One Million Five Hundred Thousand ($1,500,000). The Contract will be awarded based on the results of the Selection Committee's rankings. The term of the contract shall be three (3) years with no option to renew.The Consultant selected under this RFP will provide the SCA with services in connection title searches and examinations of title for various properties that SCA may acquire, conduct various municipal and judgment searches, review and examine surveys and legal descriptions, examine the condition of title, identify title objections and evaluate the risk to be undertaken in the issuance of a title insurance policy. The selected Consultant will also be required to provide and record zoning certifications. In addition, the Consultant will conduct closings

(electronically and in-person) and act as escrow agent in connection with certain transactions. Electronic closings may require the Consultant to provide electronic notarial services. The selected Consultant will issue title insurance pursuant to current standards of the American Land Title Association.
