CFAR houses historic and archeological artifacts from the
THC's State Historic Sites and staff work to ensure the preservation of all material. CURRENT ENVIRONMENT.The air-cooled chiller currently supporting three air-handlers used for the artifact/collections vaults and processing spaces is operating on a single back-up compressor due to the primary compressor’s failure. Furthermore, several components have either reached or exceeded their expected lifespan. THC requests quotes for replacing both chiller compressors, the condenser fan and motors, as well as related sensors, gaskets and switches. Additionally, we require the closed-loop refrigerant system to be flushed and all coolant tested and replaced. The quote must include all costs for a complete turn-key installation, including labor, parts, warranty, and activation. The storage vaults and processing space for collections are kept at a controlled temperature using a Trane system specially designed and installed in 2011. A Trane Air Cooled CGAM Chiller powers three air-handling units, all managed by a building automation system Tracer SC+ with a Synchrony user-interface. Because of the sensitivity of the artifacts housed in the spaces that are currently being conditioned by this unit, downtime must be minimized. SER VICE REQU IRE MENTS. The repair and refresh must:Meet OEM specifications for all equipment.Ensure appropriate integration of replacement parts within BAS and within plan-view of Synchrony user-interface.Replace and install the following:Two new Trane compressors (CGAM Air-Cooled Scroll Chiller – OEM specification (hermetic, direct-drive, 3600 rpm 60 Hz (3000 rpm 50 Hz) suction gas-cooled scroll compressors)Contactors - compressor, fan, and pump packageSuction line fast response temperature sensorAmbient air temperature sensorFilter drier (refrigerant circuit)High pressure cutout switchDischarge line high temperature sensorLiquid line and discharge service valve (refrigerant circuit)Schrader valve coreFour temperature sensors - evaporator entering water & evaporator leaving water, pump package, partial heat recoveryTwo transducers - discharge and suction refrigerant pressureCondenser fan wiring, and harness kitCondenser motor, fan, and brackets kitChilled water pump contractor/flow switch – compressor, fan, and pumpElectronic expansion valve (refrigerant circuit) Remove/transfer existing refrigerant and re-install existing refrigerant that was removed or transferred within closed loop system and adjust levels as needed.Conduct lab analysis including fluid properties, contamination and wear debris on oil and refrigerant, and provide report.Ensure start-up and system checkout and replace and upgrade any other parts necessary for the function of the system.Be non-proprietary in nature so that anyone can provide services to the equipmentMinimize system downtimeProvide factory parts and labor warranty on compressorEquipment access will be provided during normal business hoursNo special access requirements are anticipated. Close-out chiller documents must include:Minimum of 1-year parts warrantyManufacturers’ equipment technical data and warrantiesMinimum of 90-day labor warrantyAll lab analyses conducted on system, including oil and refrigerantFinal status and configuration reportsNOTE: Maintenance agreements and monitoring are excluded from this solicitation and will be obtained independently of this procurement.Project specifications for the system refresh and repair must include, but are not limited to: This soli citation will in clude a subm ittal of co mpany ex peri en ce and qu alifi catio ns f ocusing on pr oj ects of simil ar si ze and typ e, and their pri cing.
