Construction will be managed through phases to accommodate ongoing operations providing service to the public. 2. The existing service counters are to be remodeled in two phases allowing continuous operation during the reconfiguration. 3. Removal of a portion of the counters and construction of
an interior partition provides an interior shell space for future programming. 4. The reconfiguration requires remodeling an existing platform providing standing access to the public service counter. 5. An existing ramp providing access to the platform is remodeled to meet current accessibility code. 6. Installation of temporary partitions will allow public continued access while remodeling a window opening in a stone-faced partition to receive an aluminum storefront entryway. 7. A new approach for security screening is provided by relocating equipment and installing new queuing stanchions. 8. A new raised security booth is built of custom millwork and framing with ballistic protection panels and glazing and installed in the lobby space. 9. The existing 12” curtain wall is remodeled removing the automatic-operating swing doors and providing structural modifications to increase the opening size for a revolving door entry system; an adjacent panel in the 12” curtain wall is altered to provide for an accessible swing door. 10. An interior curtain wall is remodeled by removing three doors and installing new mullions and safety glazing. 11. Another 2-story high interior curtain wall is removed and replaced with a system secured to existing structure to enclose the second-floor lobby only. 12. Mechanical provisions include supplemental heat provided along the length of the West curtainwall with electric baseboard. 13. Destratification fans are to be installed at the ceiling above the 2-story lobby space. 14. Return air ducts installed at the ceiling of the 2-story lobby provide return air to an existing plenum within the ceiling of the second floor. 15. Owner provided IT and Security cabling, terminations and trim work will occur in coordination with Contractor’s electrical work. Contractor will be responsible to provide raceway as indicated on the documents and coordinate the schedule for the Owner’s contractors to maintain the orderly process of the Work.Andy Ishizaki
