Department/Agency Central Piedmont Community College Project Name Engineering Design Services Design Services Engineering Design Services (88-090622-1) Building Commissioning and Building Envelope Commissioning (CxA and BE-CxA) Scope CPCC is soliciting the services of a Commissioning Agent for the renovation of the Old ATC Building on its Central Campus in Charlotte. The building is three stories and approximately 63,000sf. Scope will include extensive renovations to convert the former the classroom/lab building to administrative offices and support spaces. The exterior precast concrete wall panels and curtain wall systems will be replaced with a new wall and window system. The Building Envelope Commissioning Agent (BE-CxA) can be “in-house” or a consultant to the Building Commissioning Agent (CxA). Involvement will start during the design phase (starting soon) and continue through construction, occupancy and operations. Total Project Budget: $20,000,000 Contact Gregory S. SELECTING CRITERIA In selecting the Commissioning firm, the selection committee will take into consideration qualification information including such factors as: 1. Have acted as principal CxA and BE-CxA for at least 3 projects of comparable size, type and scope. 2. Have at least 5 years’ experience in this type of work. 3. Have extensive experience in the operation and troubleshooting of HVAC systems and components. 4. Have extensive experience in DDC systems and knowledgeable in testing, adjusting and balancing of air and water systems. 5. Have demonstrated experience in total building commissioning including construction document review, construction verification, waterproofing/envelope/roof commissioning, envelope testing, pressurization testing, infrared testing and air leakage testing. . 6. Knowledgeable in the requirements of the North Carolina State Building Code and other codes and standards related to building systems. 7. Experience in energy efficient equipment design and control strategy optimization. 8. Direct Experience in monitoring and analyzing building systems operations using DDC control systems trending functions and stand-alone data logging. 9. Must have specific experience with Niagara 4 controls infrastructure and logic programming tools and at least one team member with Niagara 4 certification. 10. Inclusion of HUB firms on the design team. 11. Other factors which may be appropriate to the project. SUBMITTAL CRITERIA Forms SF254, SF255, and SF330 are NOT required but may be included.
