Maintenance Service Labor for FIU Housing Facilities 2024 Florida International University (F.I.U.) Housing is seeking a qualified contractor to provide six (6) equipped and trained temporary maintenance personnel to provide maintenance services to the Housing Residential buildings from Monday, April 29, 2024, through June 28, 2024. The maintenance service labor will support the maintenance team at the University Apartment residential building and assist in the preparation of rooms located within Florida International University Housing residential buildings. A detailed description is provided in the S.O.W. section. Vendors: In addition, the awarded contractor will be required to complete the process to become a vendor at Florida International University. The awarded contractor is required to provide insurance and complete and sign the attached Florida International University supplemental addendum before a purchase order can be processed. Working Hours: The agreement would require

the Maintenance Service Labor to work weekdays and the possibility of overtime during the week (prior approval required), approximately eight to twelve (8 to 12) hours per day, between 8:30 AM and 5:00 PM. Please see the anticipated schedule of hours. Temporary maintenance personnel are paid per hour for their services. Note: The awarded contractor must provide labor rates, hourly rates, overtime rates, and other charges with a grand total. Therefore, bid rates need to be firm that will not vary during the agreement with F.I.U. Parking: The awarded contractor will be responsible for parking permits for temporary custodial workers. Parking permits can be obtained at Florida International University Parking and Transportation, 11200 SW 8th St, PG5 market station Miami FL 33199. Background Checks: All temporary labor personnel is required to have a level 2 background check. Documentation of the completed background screenings must be provided to FIU. FIU reserves the right to request a change in personnel for lack of services, attendance issues, and overall job performance related to the scope of work. Qualifications: Proposers must have the following qualifications to be considered for this RFP: Experience: At least 2 of experience in providing maintenance personnel services in a similar facility. Licenses and Insurance: Possession of all required licenses and insurance coverage, including liability and workers’ compensation. Equipment and Supplies: Ability to provide all necessary equipment and supplies to perform the services. Health and Safety: Adherence to all local, state, and federal health and safety regulations and guidelines. Invoices: The awarded contractor will ensure that all invoices have the FIU. issued purchase order number, work location, date(s) of service, employee name(s), hours of work, and hourly rates. If the awarded contractor requires flexible installment payments encompassing a monthly schedule, it must be noted in the quote. Materials: FIU will provide supplies, tools, and materials to all maintenance mechanics as needed. Uniforms: All temporary maintenance mechanics personnel will be required to wear the awarded vendor T-shirts when on site. Scope of Work The following conditions for required work include those listed below but are not limited to: • Contractor's labor force shall be on-site for contractual duties only and follow the University rules. • If any of the services do not conform to the contractual requirements, the University may require the contractor to perform the services again in conformity with the contract requirements, at no increase in the awarded amount. • FIU reserves the right to request a change in personnel for lack of services, attendance issues, and overall job performance related to the scope of work. • Contractor shall arrive at the worksite promptly at the scheduled time necessary to properly complete the job and follow the scheduled timeline when each deliverable is due. • The Contractor shall be liable for any loss or damage to university property caused by Contractor or Contractor’s employees or representatives. • Perform routine maintenance tasks such as painting, minor electrical repairs, plumbing, checking lights fixtures, repairing the furniture, replacing plumbing fixtures, replacing AC filters, cleaning air vents, repairing and replacing refrigerators, wall painting, flooring repair, windows blinds curtains repairs, doors repair, and appliances and carpentry repair. • Clean and maintain facilities and grounds, including outdoor areas and parking lots. • Conduct safety and security checks on all facilities, including doors, windows, and equipment. • Respond to maintenance requests in a timely and efficient manner. • Conduct preventative maintenance on all equipment, machinery, and facilities. • Maintain accurate and up-to-date records of maintenance activities and materials used. • Perform other related duties as assigned by the management.
