Roseville High School Phase I and Phase II Upgrades - Request for Proposals for Lease-Leaseback Services: Please take notice that the Roseville Joint Union High School District (“District”) is issuing a Request for Proposals (“RFP”) to qualified entities for Lease-Leaseback (“LLB”) services pursuant to Education Code section 17406 to provide construction related services for construction of Phase I and Phase II Upgrades (“Project”). The RFP can be obtained on the District’s website at http://www.rjuhsd.com/ domain/16 or from the District’s Facilities Development Department and is also posted below. The award will be to the entity offering the best value to the District, as defined in the RFP. Proposals shall be delivered to the Facilities Development Department, 2 Tiger Way, Building 2, Roseville, CA 95678 at or before 1:00 p.m. April 2, 2024. PROJECT DESCRIPTION The Scope of Work for the Project consists of the
following: Preconstruction services, including without limitation providing review of and input on design documents, value engineering, estimating, preliminary scheduling, and bidding to develop the Total Base Rent. Phase I Construction: Demolition of an existing gymnasium. Estimated cost $1,000,000 Phase II Increment I: Construction of a new competition pool facility and tennis courts. Estimated cost $9,000,000 Phase II Increment II: Demolition of existing pool with support building and construction of a multi-story 14,000 sq/ft +/- classroom building, site work and reconstruction of parking lot. Estimated cost $30,000,000 Post-construction lease of the facilities Anticipated construction start date June 2024 Estimated Lease Term including Post Construction: 43 months CRITICAL DATES • March 4, 2024, 2:00 p.m. – A mandatory preproposal conference will be held at Roseville High School, 1 Tiger Way, Roseville, CA 95678. Meet at front of the Administration building. • March 19, 2024 – Deadline to submit prequalification applications. • March 26, 2024 – Deadline to submit questions. • April 2, 2024 1:00 p.m. – Proposals due • April 16, 2024 – (anticipated) interviews Time TBD
