_______________________________________________________________________ Job# 2024-27908 Scope of Services ________________________________________________________________________ Intent of this Request for Proposal is to request Licensed Contractors who are interested in having their business lead the restoration of an Historic former Schoolhouse that is listed on the National Register of Historic Places. It is also listed with the Florida Trust for Historic Preservation`s 11-to-Save program as one of the 11 most important buildings in Florida that should be saved because of its Historical Importance. Job completion requirements include having a watertight, high wind resistant, hail resistant, level, structurally sound, completely finished, and fully warranted 1500 sq.ft.+/- wood framed single story schoolhouse that meets Federal Historic restoration Guidelines. State and Local building codes must also be met in the total restoration of this registered former Segregation era
Schoolhouse that was built in 1929-1930 for Black American children only. 1. Scope of work includes but is not limited to: a. Contractor is responsible to secure all permits, and work with the Lake County, FL Building, Planning & Zoning Departments as may be necessary. b. Provide all demo work as necessary; removal and replacement of existing foundation piers; bringing building up to structural codes as plans indicate; the sistering of existing wood structural members as required. (Note: Some matching salvaged material is available for replacement purposes.) c. Evaluation of exterior historic siding and replacing as necessary. Coordination and installation of historic replica windows and doors. (Note: Austin Historical is the preferred vendor). New metal roofing installed, and all exterior elements of the Schoolhouse to be repainted. d. Interior restoration to include the careful salvaging and re-installation of historic wood floors and infilling missing or damaged material with in-kind type as needed. Interior wood paneling, planking and trim to be installed at walls, and all appropriate surfaces painted . New lighting and electrical service installed. e. New construction includes the re-establishment of the historic rear entry, and the front porch awning roof of the school, and the construction of an accessible ramp to the rear entry. Sidewalks and a Street parking area are included in this scope. 2. Contractor shall furnish all materials, labor, equipment, tools, secure weather tight storage for historic elements, and secure storage for new material. 3. Contractor, at their discretion shall provide motorized work platforms, material hoist, scaffolding and/or temporary stairs as necessary to access the multiple levels of the work. Contractor shall provide temporary fencing around all fixed scaffolding to prohibit unauthorized access when work is not in progress. Motorized work platforms and other portable equipment shall be located in a temporary chain link enclosure that shall be locked and secured when construction workers are not present in the area of access. Contractor assumes full responsibility for prohibiting access to the work areas by non authorized persons CM shall provide portable toilet(s) on this project, and is responsible for removal of all demolition waste, and other trash or debris. Worksite to be kept clean & safe at all times, and any wind blown debris shall be recovered daily. 4. Transportation, loading, unloading, storing, installation, testing, and making operable all portions of the Project, shall be the requirement of this Contract. 5. All deliveries that are being offloaded at times and location as directed by the Construction Manager on a daily basis. After hours deliveries are strictly prohibited. Contractor shall be responsible for securing and paying for all permit(s) for blocking the street, if any. The Okahumpka Community Club, Inc., will be receiving sealed bids online at: www.myvendorlink.com or via email at: okahumpkacommunityclubinc@gmail.com Bid Start Date is: March 7th, 2024 End Date is: April 18th, 2024 at 4:00 p.m.. Work to be completed is the complete Historic restoration of the Historic Okahumpka Rosenwald School Building as issued in stamped drawings developed by KMF Architects’ of Orlando, FL, using local, State & Federal, building codes, and Historic guidelines.. All bidders must provide bid security in the amount of 10%.of Total bid cost. Competitive Open bidding laws, guidelines, and reporting requirements, will be used throughout the restoration work.
