SummaryThe City of Santa Monica is seeking qualified commercial property management firms with extensive experience in dealing with mid-sized municipal airports and/or public entities in providing the following services for City-owned properties at the Santa Monica Airport: Property Management Services including administrative services; repair and maintenance of facilities; consulting services in matters relating to property management, operational needs, and lease negotiations. and legal services (optional). The agreement would have a term of three (3) years with three one-year options to renew at the sole discretion of the City. All Commercial Property Management services shall be conducted consistent with The City of Santa Monica Leasing Policy, the City of Santa Monica Minimum Standards, and comply with the consent decree between the Federal
government and City of Santa Monica. It is the responsibility of the consultants to ascertain the requirements and to fully comply with the obligations. 2. BackgroundThe City of Santa Monica (“City”) is the owner/operator of the Santa Monica Airport. Currently, City staff oversees eighteen properties of both Aviation and non-Aviation uses, as well as over 300 hangars and aircraft tie-down parking locations. The City is soliciting proposals from qualified Commercial Property Management Firms to assist the City in all aspects of managing some of the City properties located at the Santa Monica Airport. The assignment may include aviation and non-aviation facilities with uses including commercial office space, creative space, educational use space, artist studios, land, hangars, tie-downs, and a museum among other uses. Because of the unique nature of Airports and public land, we are seeking a Property Management firm with extensive experience in dealing with mid-sized municipal airports and/or public entities with a similar sized facilities. The Airport occupies approximately 227 acres located in the City of Santa Monica and is generally bounded by: Bundy Drive on the east, 23rd Street on the west, Donald Douglas Loop North on the north, and Airport Avenue on the south. The Airport is an important municipal asset. Approximately 70% of airport revenues are derived from leasing. Therefore, good tenant relations and leveraging our leasable space are critically important. 3.
