PROJECT SCOPE INVITATION The Chicago Park District (“CPD”) seeks prospective entities or groups (“Proposers”) to provide proposals for the development of a multi-use recreational and administrative facility located at 48th and Western (“Project”), as further described below. The CPD has acquired a 17-acre parcel of land at 48th and Western in the Brighton Park Community Area. The site will be developed for use as CPD’s administrative headquarters, a fieldhouse, outdoor athletic fields, and other recreational open space. The CPD is seeking a team of professionals to construct and finance all capital costs associated with the development of the new park and office facility at 48th and Western. The new facilities will include: • Administration Headquarters Construction of an approximately 54,000 SF, multi-story administrative headquarters building and related site improvements such as parking, walkways, and site lighting. An allowance for moving expenses and furniture, fixtures and equipment should be included in the Project budget. • Fieldhouse Construction of an approximately 20,000 SF fieldhouse building that may or may not share a footprint with the Administrative Office building. Indoor recreation amenities could include a gymnasium, fitness center, bathrooms and locker rooms, multi-purpose rooms, staff offices, and a lobby. • Outdoor Recreation Facilities Construction of other outdoor park improvements that could include up to three (SL) artificial turf athletic fields or diamonds, natural turf athletic fields or diamonds, athletic field lighting, walkways, a playground, and a spray pool.
