Request for Proposals-Sale of Parcel Adjacent to the Vernon County Landfill

Notice is hereby given to all interested persons that the Vernon County Board of Supervisors (“County”) will be accepting sealed bids for the purchase of approximately 9.82 acres of real property adjacent to the Vernon County Landfill property (the “Property”). The Property is landlocked. The County, due to the nature of use of the adjacent County Landfill Property will not be able to grant an easement across the adjacent County Landfill property. The County, to avoid such risks of costs associated with the Property’s landlocked nature will prioritize sale to a neighboring parcel. A secondary class preferred would be those third parties who would be landlocked and are willing to assume any risks of losses associated with seeking an easement and who are further willing to release the county from any liability related thereto. All bids must be received by no later than 4:00p.m. on April 8th, 2024 and delivered to the Vernon County Solid Waste & Recycling Facility located at S3705 County

Road LF, Viroqua, WI 54665. Submitted bids will be opened at the Infrastructure Committee meeting on April 9th, 2024 at the Vernon County Boardroom located in the 3rd Floor of the Courthouse Annex at 400 Courthouse Square, Viroqua, WI 54665. The legal description of the Property is as follows: A parcel of land being part of Parcel 1, CSM, Vol 2, Pg 11, Doc 323483, located in NE1/ 4 of the SW1/4 of Section 15, T13N, R4W, Town of Viroqua, Vernon County, Wisconsin the exterior boundary of which is described as follows: Commencing at the W 1 / 4 Corner of Section 15; thence S 89.31'45" E along the North line of the SW1/4, 1947.67 feet to the NW Corner of CSM, Vol 2, Pg 11 and the point of beginning. Thence S 39·31'45" E along the North line of the SW1/4, 649.23 feet to the Center of Section 15; thence S 00·21'34" W along the East line of the SW1/4, 657.80 feet to a corner of CSM, Vol 2, Pg 11. thence N s9·37'33" W, 650.11 feet to the a Westerly boundary line of said CSM; thence N 00·25•11" E along said Westerly boundary line, 658.90 feet to the point of beginning. THE PROPERTY WILL BE SOLD “AS-IS” WITH NO WARRANTIES OF ANY KIND. The County reserves the right to: (1) reject any or all bids submitted to the County for the Property; (2) accept any item in a bid submitted to the County, unless otherwise specified by the bidder; and (3) waive minor irregularities in the procedure(s). Award of any bid under this Notice is expressly contingent upon approval by the County Board of Supervisors. Payment in full is due at the time of closing, which will be scheduled by the County. The buyer(s) is responsible for all closing costs and recording fees. Payment must be made by cashiers’ check made payable to the County of Vernon, Wisconsin, unless otherwise specified by a title-insurance company and agreed to by the County. Bidder is responsible for securing title search, title commitment, and/or title insurance at Bidder’s expense.
